Student Accommodation

Private landlords accommodate over 50% of students, University Student halls account for another 40% and commercially operated halls house around 7%.



With higher property values and much tighter restrictions make it less of an option for many private landlords.

New regulations for HMO’s have also troubled some landlords. It covers properties which have three or more floors and accommodate more that five tenants belonging to two or more households. Landlords must acquire a license, this specifies the number of occupants and standards of the property. To bring their properties upto standard some landlords are facing large bills, others are no longer prepared to buy into this market.

Student rentals rose by 7% IN 2006. These vary greatly across the country, for example in Crewe the average rental is £37 whereas in London its £102, Oxford and Cambridge pay between £79 and £84 per week.

This is now forcing students to choose carefully which University they apply to taking into consideration living costs and over 50% of students now have part time jobs to supplement their grants.

There are students who live in houses bought for them by their parents and these are proving to be good investments for most as the property and rental prices have risen dramatically.
